There will always be someone with a tale to tell when it comes to moving house. We understand the statistics say that buying a new home is one of the most stressful of experiences.
That need not be the case! Just follow our simple guidelines below to ensure your hassle free home buying experience .
- Take time to find out how much you can afford to spend. The production of an agreement in principle from your bank or building society will assist.
- Make an appointment to view the Rochford Home of your choice on 01476 590782.
- Reserve the plot. It will assist the process if you could remember to bring along any documents you have on the sale of your own property eg estate agents details/particulars. Your Solicitors details.
- Instruct your solicitors immediately for the purchase of your new Rochford Home and the sale of your current property. Inform your solicitor that an exchange of contracts has been agreed for 5 weeks from the date of reservation.
- It is important to fill in any documentation sent to you by your solicitor as quickly as possible and return it immediately with any fees requested eg local search fees. This should prevent any delays on contract documentation being issued to all concerned parties and the process should run smoothly.
- Apply for your mortgage within 48hrs of reserving your New Rochford Home. When making your application , remember to take with you : identification/wage slips/current loan details and any paper work requested by your financial advisor. Do not forget to pay your survey fee!
- The above points will be required to happen within the first 5 working days after reservation. These are the main points to a successful transaction. - The appointment to sign will be the stage when your deposit will be required. To prevent any delays it is important to ensure your funds can be electronically transferred rather than paying by a personal cheque which can take in excess of five working days to clear.
